Show the typical person not from Texas the photo above and you may get a blank stare. But ask a die-hard, life-long Texan and the answer is clear.

What is easy and clear for one, is not apparent for another. I have recently worked with various buyers, sellers, attorneys, lenders, and other market participants and see a pattern. Patterns are trends in the market, that taken by itself reveals little information, but seen in conjunction with other things shows alot.
Basically, people want a slower lifestyle. Their tired of their hectic schedule and want a place to call home.
As the political scene becomes clearer, people are becoming comfortable with what's going on in their world. There are still some deals out there, but it takes a little digging and working with someone knowledgeable in the market. It's not as easy in rural markets. You can't just get on the internet and research issues like water rights, oil & gas rights, current zoning or other restrictions, soil and water quality.
You're gonna need a little bit more information than the average property to make an informed decision. Good decisions come from good information. I think I've got a good handle of our market and where it's at now and currently headed.
