As an appraiser I am often asked, "What's the value of my property?"  That question is not always easily answered as most properties offer unique characteristics or qualities.  That said, there are general trends and ranges of value that can give you an idea of what your proprerty is worth.  Here are some of the responses I frequently get from surveying brokers, appraisers, lenders, and other market participants in south Texas.                 

Land Class Value Range/AC Percentage
Native Brush $1,750-$2,500 100% 
Improved Pasture $1,500 - $2,250 85%
Farmland $1,000 - $1,500 60%
River frontage $500/Ac Influence

Native brush continues to be the most preferred land class as recreational hunting is the primary use for most tracts.  Improved pasture is a secondary consideration, with farm land being the least desired land class.  Finally, mineral ownership and historical hunting records influence buyers attitudes toward one property versus another.  Land values between San Antonio and Corpus Christi continue to remain strong with end users as the primary buyer. 

So there you have it.  A FREE appraisal of your property!  You now know what your proprety is worth.  If only it were that easy.  Stay tuned for more about the market in south Texas.
